Fences in Cocoa Beach, Florida
Cocoa Beach sits on the barrier island with the Atlantic on one side and the Banana River on the other — the highest coastal exposure in the county.
Cocoa Beach's Land Development Code (Ch. III, Design Standards) requires a permit for every fence install or replacement. The portion of a fence extending past the front face of the house is capped at 4 ft, with a 6 ft "transition distance" allowed once the fence starts at or behind that front face; elsewhere the general maximum is 6 ft. On a corner lot, the fence along the side-street property line abutting the right-of-way is capped at 4 ft, and no fence may interfere with intersection or driveway sight visibility. A separate 6 ft opaque-fence requirement applies to commercial outdoor storage, which is a different rule from the residential one above.
This stretch of south Brevard's direct Atlantic exposure carries the county's highest design wind speeds, up to roughly 160 mph per the county's wind-speed maps — materials and fastening that would be overbuilt on a mainland lot are closer to the norm here.
What survives salt air on both sides
With ocean on one side and river on the other, there's no inland side of a Cocoa Beach lot — salt reaches everything. Powder-coated aluminum is the material that holds up best under that exposure, because it doesn't depend on a coating that can chip and expose bare metal to salt air the way galvanized steel fittings can.
